Plainview Complex Land Use Alternative & DEIS, Town of Oyster Bay

Land Design was responsible for master planning, coordination of consultants and DEIS programming relating to the Plainview Complex Land Use Alternatives. The Draft Environmental Impact Statement (DEIS) consists of several Town Board actions that, upon approval, would culminate in the development of Country Pointe at Plainview, a mixed‐use community, containing both age‐restricted and non‐age‐restricted residences, retail facilities (including a supermarket) and recreational facilities, which comprise 143.25± acres located on the south side of Old Country Road, west of Round Swamp Road, Plainview/Old Bethpage, Town of Oyster Bay, Nassau County. The aforesaid DEIS was accepted by the Town Board as complete and adequate for public review.

Port Jefferson Uptown Redevelopment: Roadway / Streetscape Improvements

Known as the “Uptown Funk”, the Village of Port Jefferson initiative involves improving infrastructure in and around the train station to coincide with private development. The Port Jefferson Uptown Redevelopment will improve access to the Long Island Rail Road, increase the use of mass transit, and enhance tourism in the Village of Port Jefferson. Land Design provided program oversite and management services, full time on-site construction observation services, site plan review, shop drawing review, preliminary and final design of road realignments and Right of Way acquisitions for the creation a new one-way road called Station Street, which will provide entry to the new railroad parking lots.

Survey, Design and Construction Management of a 900-foot seawall along the shoreline of the Atlantic Ocean in Lido Beach, Town of Hempstead, New York. The project included remediation of water intrusion, design of added dune height, mapping of the beach front, subsurface investigation and planning and designing the extension and raising of the height of an existing seawall. Concept planning, detailed mapping, observation during construction, shop drawing review, project coordination with the contractor, As-Built drawings, construction survey stakeout, construction stakeout for wall vertical and horizontal alignment, existing conditions plan, site grading and landscape plan, construction stakeout for pile cap elevations, final detailed seawall design, Construction Plans, payment analysis for construction contractor and project bid preparation.

Shoreham Solar Common: Tallgrass Solar Farm, Shoreham, NY

24.9 MW Shoreham Solar Commons facility in the Town of Brookhaven., Inverengy planned to build Shoreham Solar Commons on Brookhaven’s former Tallgrass Golf Course. The facility was set back 100 feet from property lines and was heavily landscaped. The project required no removal of trees, and Invenergy planted an additional 1,500+ trees on the project’s site. By replacing the Tallgrass Golf Course, the facility eliminated the use of pesticides and fertilizers on the course, which directly benefited the Long Island aquifer, the sole source of the area’s fresh water. Land Design was responsible for site engineering, master planning, SEQRA compliance, landscape architecture and construction oversight for this project including 150 acres over 2.2 miles of landscape buffering to residential units.

The site in Holtsville, NY is a 4 acre lot of which 2 acres are occupied by a building and parking lot. The balance two acres is a vacant wooded lot. The project involves the design and construction of an approximately 12,000 square foot industrial building with associated parking, drainage, grading, landscaping and utility service on the vacant lot. Land Design provided the concept, base and master plan for the project, SEQRA and environmental compliance, permits, landscape and drainage design, SWPPP, survey and easement mapping.
